Orange Beach is gaining ground while Gulf Shores gives buyers more room
This is not one beach market. It is two risk profiles. Where your home sits on this coast determines how you price it, how long you wait, and how much you give up at the table. Are you in the city that is tightening, or the one that is softening?
Orange Beach: prices up, inventory down, buyers moving faster
The Real Estate Data Aggregator counted 288 homes sold in Orange Beach in the three months ending August 31, 2026. That is up 6.7% from the same period a year before. The median sale price came in at $735,000, up 6.5% year over year. Sellers are also getting closer to what they ask. The average sale-to-list ratio rose 0.7 points to 96.2%, per the Real Estate Data Aggregator.
Inventory fell 17.6% to 573 homes for sale. Supply dropped 1.8 months to 6.1 months. Pending sales jumped 22.3% to 356. Homes are also moving faster: median days on market fell 9 days to 90, per the Real Estate Data Aggregator. That is not a soft market.
| Orange Beach | Gulf Shores | |
|---|---|---|
| Median sale price | $735,000 | $500,500 |
| Price change, year over year | +6.5% | -9% |
| Median days on market | 90 days | 103 days |
| Months of supply | 6.1 | 7.5 |
| Pending sales | 356 | 374 |
Gulf Shores: more room, more time, more negotiating power for buyers
Gulf Shores is a different story. The Real Estate Data Aggregator put the median sale price at $500,500 in the three months ending August 31, 2026. That is down 9% from a year before. CNBC reported the U.S. median sale price slipped just 0.1% year over year in October, so Gulf Shores is moving well below that national trend.
Homes sat on the market a median of 103 days, 13 days longer than a year ago, per the Real Estate Data Aggregator. Supply stands at 7.5 months with 743 homes for sale. Sellers averaged 96.5% of list price, down 0.6 points. Buyers have real leverage here. Not every seller has adjusted to that yet.
The national backdrop makes the local gap harder to ignore
Realtor.com reported that 20.8% of listings nationally took a price cut in September, the highest share since October 2022. Mortgage rates surged above 7% for the first time since January 2025, per Realtor.com. The Federal Housing Finance Agency put the national year-over-year price gain at 2.4% through August.
Orange Beach at plus 6.5% beats that national number. Gulf Shores at minus 9% is running the other direction. These are not small differences. They are different decisions with different outcomes.
This is not a personality test
Choosing between Orange Beach and Gulf Shores is not about which city you like more. It is about what your money is exposed to. Do you want a market that is tightening with prices moving up, or do you want one with more selection and more negotiating room on price?
Orange Beach carries more upscale residential waterfront. Canal Road, Terry Cove, Bear Point, Ono, Cotton Bayou, and beachfront each read differently inside that ZIP code. Gulf Shores runs from West Beach and vacation condos near the Gulf up through North Gulf Shores, which is more year-round residential, and out to Craft Farms, which is a golf-course neighborhood with a full-time feel and no vacation-rental atmosphere. Fort Morgan trades convenience for quiet. These are not interchangeable products inside the same ZIP code, let alone across two cities.
The rest of Baldwin County, in brief
Fairhope's median sale price rose 9.3% to $559,000, per the Real Estate Data Aggregator. A Fairhope address does not mean Downtown Fairhope. The downtown and bay lifestyle is its own product. Spanish Fort came in at $405,874, up 9.8%, with days on market falling 5 days to 57. Foley's median was $324,551, up 1.4%, with 80 median days on market and strong pending sales of 411, up 25.7%. South and East Foley have heavy new construction competing with resales. Daphne held at $345,000, up 1.5%. Elberta slipped 13.9% to $350,000 with 115 median days on market and supply rising to 5.6 months, so buyers there have time and room.
- Orange Beach prices rose 6.5%, days on market fell 9 days, and pending sales jumped 22.3%, per the Real Estate Data Aggregator.
- Gulf Shores prices fell 9%, days on market grew 13 days, and supply sits at 7.5 months.
- One market is tightening.
- One is giving buyers more room.
- One street inside either ZIP code can read differently from the whole city.
