Gulf Shores sales rose even as prices eased and homes took longer to sell
This is not a story about whether Gulf Shores is a good place to own. It is a story about what the numbers say your risk is, right now, on this side of the transaction.
The Real Estate Data Aggregator counted 357 homes sold in ZIP 36542 in the three months ending July 31, 2026. That is up 9.2% from the same three months in 2025. More buyers showed up. That part is real.
But the median sale price fell 8% to $492,398. And the median days on market rose to 95 days, up 7 days from a year before. Sales volume went up and price went down at the same time. That is the part that changes what you should do.
This is not a personality test.
Are you pricing your Gulf Shores home to move in 95 days, or are you pricing it to sit? Are you a buyer focused on terms and payment, or are you still waiting for a price that no longer exists?
If you own in Gulf Shores and you are thinking about selling, the 8% price drop is the number that matters most. Buyers did show up. The ones who sold were priced right. The ones who were not priced right waited. The Real Estate Data Aggregator shows 744 homes for sale in ZIP 36542 against 357 sold in that same period. That is 6.4 months of supply.
The National Association of Realtors put national supply at 4.9 months, the highest level in over ten years. Gulf Shores at 6.4 months is above that. More supply means buyers have options. Options mean they negotiate.
Orange Beach is a different market. Do not confuse them.
ZIP 36561, which covers Orange Beach, told a different story. The Real Estate Data Aggregator counted 324 homes sold there in the same three months, up 13.7% from 2025. The median sale price rose 5.9% to $731,000. Days on market came in at 93, only 4 days longer than a year before. Supply fell 20.7%.
Orange Beach is more residential waterfront. Canal Road, Terry Cove, Bear Point and Ono are not the same product as Gulf Shores near the beach. Pricing them the same is a risk, not a strategy.

Rates are still the weight on every transaction.
Freddie Mac put the 30-year fixed rate at 7.03% as of September 24, 2026. That is the cost of money for most buyers right now. It does not mean buyers have disappeared. The Real Estate Data Aggregator counted 352 pending sales in ZIP 36542 in the same period. Buyers are out there. They are just slower and more deliberate.
Realtor.com reported the typical U.S. listing sat for 61 days as of the week ending September 19, 2026. Gulf Shores at 95 days is well above that. If your home is priced for the market of two years ago, that gap is where your days on market are going.
Not every part of Gulf Shores reads the same.
ZIP 36542 covers a wide range of Gulf Shores, from beachfront condos to North Gulf Shores single-family neighborhoods. West Beach and Little Lagoon carry a lot of vacation-rental inventory. Craft Farms is a golf-course community with a year-round resident feel and almost no vacation-rental atmosphere. Fort Morgan is farther out, quieter, and trades convenience for space. Those are three different products inside one ZIP code.
The Real Estate Data Aggregator shows only 6.4% of homes in ZIP 36542 sold above list price in this period, down 0.6 points from 2025. And only 11.7% went under contract within two weeks of listing. Most homes took time. Sellers who priced sharply were the ones who did not.
What this means if you are selling.
The Real Estate Data Aggregator shows the average Gulf Shores home in ZIP 36542 sold for 96.6% of its list price. That means sellers gave up about 3.4 cents on every dollar of asking price. At $492,398, that gap is real money. Sellers who price right from day one avoid most of that erosion. Sellers who chase the market down spend more days on market and still give up the discount.
What this means if you are buying.
More supply and a lower median price are facts that work in your favor. But 95 days on market also means you have time to verify the things that matter. For a condo, that means HOA finances, building age, deferred maintenance, insurance requirements and rental restrictions. Two similarly priced Gulf-front condos can perform very differently once you run the real numbers on dues, assessments and management costs.
For a single-family home with a dock, verify water depth, dock size, navigability at different tides, and whether the dock can legally be extended. Extensions may need permits, including U.S. Army Corps of Engineers approval. A dock is not boat-ready until you confirm it fits your boat.
